my house 1955 houso place so near 70 yo, couple cracks, can see how they happened re windows in wrong spots/ leaking gutters/subsidence , look way worse 12 mths after buying but yeah.

It had No insulation in ceiling . Barely believable.

done now. cost me SFA. under 1000

got another rc split , so 2 now.  got shades onwindows for summer

dont really need much else. 

ok secure yard, more secure doors and windows, some sort of shade and garden out back /spa/pool and some roof vents for summer

oh, had pot belly stove put in. that was a process. But done now.

sounds like you did a lot @TAB im working on the last room of mums house, it has only taken 30 years to reno, lol. i work in years not weeks or months. hoping the house will be finished this year, no split system for me, hoping by the end of the year.

listing sed this place 80 sq metres its more like 55 minus toilets etc lol @Jacques 

50% of it has splits now ie lounge the largest rm which had it when bought it , had to give in and put it in bedroom as well.  still got 2x window rattlers that look functional and are still current well if decide to put in kitchen where I spend most of time

oh , I forgot, got really good ceiling fans put in all main rooms (4)
